India’s real estate market is undergoing a significant transformation as wellness becomes central to how people choose to live. Once associated mainly with luxury vacations and retreats, wellness is now influencing the design, planning and functionality of residential communities across the country. Developers are increasingly integrating features such as biophilic architecture, air and water purification systems, fitness and recovery spaces, meditation zones, senior-care services, and nature-driven layouts into their projects.

This shift is being driven by growing awareness around preventive healthcare, mental well-being, active ageing and sustainable living, particularly among urban homebuyers seeking healthier lifestyles beyond conventional luxury amenities. From longevity-focused residences to wellness-led townships, here are some of the developers and projects leading India’s evolving wellness real estate movement.

1. DLF ONE Midtown

The DLF ONE Midtown in Moti Nagar, West Delhi, reflects how premium Indian urban housing is increasingly incorporating wellness and longevity-orientated design into large-scale residential ecosystems. The project combines high-density metropolitan living with features typically associated with wellness real estate: 128 acres of surrounding greenery, pedestrian-friendly planning, jogging and cycling tracks, yoga and meditation zones, spa and fitness facilities, landscaped open spaces, and airier apartment layouts designed for natural light and ventilation. ONE Midtown positions itself as a self-contained “live-work-leisure” district with healthcare, retail, recreation and community infrastructure integrated into the development.

Omara is India's first residential address built around the science of longevity. WELL Certified and IGBC Platinum certified, it has a 55,000 sq. ft residential wellness club with 180+ advanced diagnostic biomarkers. Beyond this, the development integrates features such as advanced air and water filtration systems, circadian lighting, wellness clinics, biomarker diagnostics, hyperbaric oxygen therapy, meditation and fitness spaces, and personalised wellness programmes led by health professionals. The project illustrates how Indian developers are increasingly drawing from global wellness and “Blue Zone” concepts.

3. The Living Blueprint, Pune

The Living Blueprint in Bavdhan, Pune, represents one of India’s earliest experiments in “longevity real estate” — a wellness-led housing concept that integrates health, architecture and lifestyle into residential design. Developed within the larger Ganga Legends County township by Goel Ganga Corporation, the project positions itself as “India’s first longevity district", combining biophilic design, circadian lighting, air- and water-quality engineering, movement-centric amenities, and technology-enabled wellness coaching. The idea reflects a broader shift in Indian luxury real estate, where developers are moving beyond conventional amenities toward preventive-health and wellness ecosystems inspired by global “Blue Zone” living concepts. With features such as recovery labs, meditation zones, sports infrastructure and biometric health tracking, The Living Blueprint signals how longevity science is beginning to influence premium urban housing in India.

4. Signature Global, DXP Estate

Spread across more than 13 acres along the Dwarka Expressway, Signature Global DXP Estate in Gurugram integrates lifestyle, sustainability and preventive well-being into residential planning. The project incorporates biophilic landscaping, yoga and meditation lawns, walking and cycling tracks, sensory and fragrance gardens, Miyawaki forests, spa facilities and fitness-focused infrastructure designed to encourage healthier daily living. DXP Estate also collaborates with wellness and lifestyle brands such as Tatva Spa, Michael Phelps Swimming Academy, FITTR and ShriYog, signalling a move towards curated wellness ecosystems within residential communities. Alongside wellness amenities, the project emphasises natural light, cross-ventilation, green open spaces and environmentally conscious planning.

5. Sumadhura Solace

Sumadhura, located in Bangalore, is where wellness meets luxury. Spacious layouts are designed for both comfort and well-being, with 81% open space and twin lakes that provide a calming, nature-inspired environment. Along with 777 ultra-luxury residences, it offers various amenities like a yoga lawn, aroma garden, jogging track, multipurpose hall, pet park, skating rink, and much more to promote relaxation and support mental well-being.

6. Ananta by Avas Wellness, Alibagh

Positioned as a nature-first, wellness-centric residential community, Ananta by Avas Wellness offers luxury villa living with holistic well-being, preventive wellness and hospitality-inspired experiences. Spread across an 11-acre gated community, the development integrates tropical-modern architecture, expansive landscaped open spaces and amenities focused on active and restorative lifestyles. These include padel, tennis and pickleball courts, a golf simulator, cryotherapy chambers, thermal recovery zones, yoga and Pilates studios, wellness therapies and an integrated spa and recovery centre. Designed in collaboration with international architects, the project emphasises indoor-outdoor living, natural materials, cross-ventilation and a connection with the surrounding coastal landscape.

7. Antara Senior Care

Conceptualised in 2010 in Dehradun, Antara Senior Care creates an integrated environment focused on the care of older people and their families at their doorstep with its offerings of residences, care homes, care at home, including nursing, home critical care, dementia care, and ECG services at home; and AGEasy, which provides services and products for chronic diseases. The company was also recognised at Ageing Asia 2025, where it won the Operator of the Year – Senior Living award. It has also launched its new residential project in Gurugram, especially designed for senior citizens.

8. Della Group – Della European Wellness, Nagpur
